3 Key Inspection Standards for Commercial Properties

Purchasing a commercial property is a risky investment if you choose not to have a commercial inspection conducted. TEK Inspections recommends following a due diligence process to ensure you make a wise investment, not purchase a literal money pit. The International Association of Certified Home Inspectors (InterNACHI), of which TEK Inspections is a member, sets standards to guarantee that inspectors perform thorough and accurate property evaluations. We recommend choosing a commercial inspection company that follows these three key inspection standards when assessing commercial properties.

1. Hire a Professional Commercial Inspector

When it comes to commercial real estate, many buyers don’t have the experience to know if a building is sound or in need of repair. Because of this, InterNACHI recommends hiring a professional commercial property inspector. In addition to their experience, commercial inspectors have a vast knowledge of complex properties such as multi-family buildings, warehouses, schools, and hotels.

2. Follow a Commercial Inspection Checklist

The size and scope of the building often dictate how commercial property inspections are performed. Because systems and equipment are common among business properties, many inspectors follow a specific commercial inspection checklist recommended by InterNACHI. Along with the unique components of your particular building, the inspector should also evaluate these areas:

  • HVAC and plumbing systems
  • Mechanical and electrical components
  • Roof and drainage areas
  • Exterior elements
  • Parking lots and sidewalks
  • Decks and balconies
  • Basements and foundations
  • Interior doors and windows
  • Specialized equipment like fire suppression systems

3. Review Valuable Documents & Records

Building documents and records can be helpful for real estate inspectors as they evaluate commercial properties. Knowledge about the history of the building provides valuable information that assists the inspector in accurately assessing a building’s condition. Examples of relevant documents include:

  • Warranties
  • Building permits
  • Utility bills
  • Repair and maintenance records
  • Code violation letters
